Now you have to start the sales process. Listed below is what you should expect over the next few weeks.
Inform your Lender
Drop your bank or broker a quick email informing them that you have found a property and you are now moving forwards. Best to do this first as the process can take some time and the faster you let them know then the faster the paperwork can be processed. They will also instruct a surveyor to check the property for them and again this can take some time depending on how busy the market is.
Instruct a Lawyer
Lawyers like estate agents are a ‘dime a dozen’. Your agent will have plenty of lawyers to recommend and my advice is to phone and email around for quotes and then make an informed decision.
Arrange a moving date
When the letters instructing the lawyers has been sent out you can contact the removal company to arrange a date. The letter will have a completion date on it and if everything runs smoothly then you’ll be a homeowner on that date.
Head to Court
The legal side is sorted, survey has been done and all parties are happy then it is time to dress up and head to the Royal Court (Dress smart! Men must wear a tie.). This happens every Friday (apart from holidays) and you will be accompanied by your lawyer who will tell you what to do. Once you have raised your hand then you can pop across to the pub for celebratory drink! Please note this is for all Freehold and Flying Freehold properties only. I will cover why in another post.
