Get Three Valuations
All agencies provide free verbal valuations. My advice is to get three. The reason for this is that valuations are subjective and in the end it is the agents opinion. Once you have 3 then you will have a good idea on what your property is worth. A quick tip is to ask the agent if they can provide with up to date comparables. This shows that they are doing research and that they are also aware of current market conditions.
Touch Up Your Home
I am not talking about wholesale changes but a little elbow grease will go a long way. If you give the property a new coat of paint (outside is not as important) and clean up the outside spaces it will have such a large impact on the first impression that any potential purchasers will have.

Prepare for photos
Dress your home best for photos and once you have decided to market the property then choose a nice bright day and the best time so that as much natural light is in the property. Good photos are your ‘shop window’ and they do result in viewings.
