Your agent will help you at this time but do not forget in most cases they are working on behalf of the client. However they are also not going to scupper a potential deal.

Becoming Emotional

There is no doubt that either buying or selling a home things can get emotional (low offers, strange demands…more on this later). It is best to keep a level head and think things through rationally.

Thinking Selfishly

It can be easy to to focus on what you want and forget that on the other side there may be people looking for an onward purchase or many other reasons. Try to think of the larger picture and you’ll find it far easier to get the desired result.

Starting Too Low

Gone are the days of low offers being accepted. The market as recovered and now if you offer too low you are more than likely going to offend the vendor and then negotiations after that are much more difficult.

Refusing to compromise

Making an offer ‘subject to’ is a common practice. This can range from including some of the furniture or appliances that are not fitted to cars (trust me is has happened) and sit down lawnmowers. Each deal is unique and peoples situations differ, however if someone refuses to agree (as they may want to keep the car) this should not be a deal breaker and you should look to still move forwards. Remember, it’s the property you want.
